Across 8 structured modules plus a capstone case study lab, you will master core title concepts including title reports, abstracts, and chains of title; work with legal descriptions (metes and bounds, lot and block, government survey);
understand vesting, estates in land, and signature requirements; execute complete six-step title searches; classify and prioritize liens including federal tax liens; and interpret ALTA title commitments and policies. You will identify common title defects and curative actions, apply the Fifth Amendment and Uniform Relocation Assistance Act (URA) to real-world ROW scenarios, and complete full title examinations on multiple parcels requiring permanent easements. The capstone project challenges you to prepare Schedule A/B-I/B-II summaries, recommend curative strategies, and assess acquisition risk on a federal light-rail ROW project while sharpening practical judgment, documentation skills, and cross-disciplinary communication with engineers, appraisers, and agency counsel.
